How this brief is put together.

An official Construction Capital brief. This page covers what is in scope, what is out, and where the figures and characterisations come from.

Geographic scope

"West Yorkshire" in this brief means the five metropolitan boroughs: Leeds, Bradford, Wakefield, Kirklees and Calderdale. The principal town centres covered are Leeds, Bradford, Wakefield, Huddersfield (in Kirklees) and Halifax (in Calderdale). The boroughs page treats each authority as a distinct regeneration market. Areas outside the West Yorkshire boundary, for example Harrogate, Selby, York or the wider Yorkshire and Humber region, are out of scope. This is a countywide brief; it is deliberately not a study of any single town.

Sources

The themes, borough characterisations and funding descriptions on this site are compiled from publicly available material: local authority and combined-authority regeneration strategies, town- centre masterplans and frameworks, published programme documents, and general property-market commentary. The brief synthesises that public material into a countywide read rather than reporting any single primary dataset.

Figures and ranges

The figures on the overview and the funding layers on the delivery page are indicative and illustrative. Counts of boroughs and principal centres are factual; values, pipelines and timescales are rounded, indicative summaries used to convey scale, not precise statistics for any scheme. Place attributions of particular themes indicate where an emphasis is most visible, not an exhaustive list.

What this brief is not

  • It is not investment advice.
  • It is not a credit decision, a funding offer or a loan quote.
  • It is not an appraisal or RICS valuation of any specific scheme or site.
  • It is not a planning record or a comprehensive directory of schemes, developers or funders active in the county.
  • It is not affiliated with any single developer or local authority; it references the parent broker for finance context only.
